Straightforward Answers to the Questions We Hear Most.
Building or renovating a home comes with a lot of questions. Here are honest answers to the ones we hear most often.
How do you bill for a project?
We are primarily a cost-plus builder. The percentage of markup depends on the scope of work involved in the project.
What is your price per square foot and what is included?
Price per square foot is not the same across the board. It is impacted by location, design complexity, material quality, and site conditions. The total does include pool and landscaping, but does not include architectural fees, design fees, or permits. Renovations will also differ from new builds.
Do I need to hire an interior designer?
Yes, and if you haven’t chosen one yet we can refer you to several options based on your preference. Design is a HUGE part of any project. Working with a strong design team will save you time and money in the long run and ultimately make the entire process run much smoother.
Do you take smaller projects?
Yes. We take on smaller projects on a case-by-case basis. Please contact us for details.
How long will it take to complete my custom home?
The average timeline from breaking ground to completion is 10 to 12 months, though this will vary based on the size of the project and site conditions. A hillside build, for example, will typically take a bit longer.
What areas do you work in?
We build in Paradise Valley, Scottsdale, Arcadia, and parts of Phoenix.
Who will be my main point of contact during construction?
Every project is assigned a dedicated Project Manager and a Design Coordinator. Both are in-house. You will work with both on a regular basis and they will be your first point of contact for any questions or concerns throughout the project.
Can I tour a current or past project?
Absolutely. We are always happy to show past work and can make arrangements as requested.
How long have you been building custom homes?
Jason started renovating homes in the early 2000s and ventured into new builds in 2012.
What differentiates E&S from other custom home builders in the area?
You can expect full transparency, honesty, and a direct approach from us. We believe in realistic expectations over telling you what you want to hear. We are also happy to sit down and open our books to show you the exact cost of every component.
When planning a new build or renovation, should I talk to an architect, designer, or builder first?
We believe you should select your builder first. Builders are best equipped to provide realistic expectations on costs and timelines. We can also refer you to architects and designers once we understand the scope of your project.
